If you are new to Panama or considering moving here, one of the first questions you are obviously going to face is deciding where to live. People generally live in condos Panama and you could face the question of rather you should buy a new or old condo. If you have done your research correctly, the answer should almost always be older previously owned condos. Older condos, while their structures may not be so appealing, have better security, better penthouses, better neighbors, cost less, and are guaranteed to be ready when you arrive. In case you are still undecided, here’s a quick rundown of older condos and all that they have to offer.
Obviously, if you are buying something previously owned there was a previous occupant and there may be some wear and tear on the property accordingly. However, older condos were built out of concrete and it is pretty hard for previous owners to have made any serious damages to a cement structure. Now, it should be said, that the concrete may have been built with too much salt water which can mean erosion is possible within a few years. However, if you are only staying in Panama for a few years it should not be too much of a concern for you. The thing that stands out about older condos in Panama is the much higher quality of security they offer. Panama’s natives are pretty smart, social people, and criminals there have found many ways to get around the best security systems, luckily, the locals are smarter and have put a stop to a lot of these ploys before they can even begin. If you choose to live in an older condo, most of the other condo residents will be the locals who have already sorted through the security personal in the building and disposed of the crooked, lazy, or unobservant security guards. There also concerns about the numerous ways maids can deceive you behind your back, but the natives will not allow such ploys to exist in their homes and they know how to spot a scheming maid, so you are safer from their ploys if you live in an older condo community. Older condos also offer better penthouses if that is what you are in the market for.
An older penthouse offers condos that have elevator key entry to the penthouse apartments and generally take up two floors completely with a staircase connecting the entire penthouse. Therefore, penthouses in older condos are basically the equivalent of owning a full house and there is generally one per building offering privacy and quietness to the home. The new condos usually have two penthouses sharing the top floor and they are only one floor which means a lot less space and having to deal with a neighbor directly next door which generally discounts the reason for paying more for a penthouse. Sharing a corridor is somewhat equivalent to simply buying a normal condo. Considering you will already be paying more for a newer penthouse than an older one, it begs the question of why you would spend extra money on a newer condo when you are sacrificing privacy and space. Buying a condo period in Panama is hard enough if you are not familiar with the Panama region and the style of living. Often times the gut instinct of a buyer is too look for the newest piece of property because it seems that would be the best investment when it comes time to sell. However, it is hard to tell when the real estate bubble will burst, and by buying a new condo you are sacrificing space, security, and privacy. If you are considering the purchase of a condo in Panama, you may want to set your pride aside and seriously consider purchasing a previously owned condo. |
